You May Need a New Roof If…

Often in our daily, weekly, or monthly routine of home maintenance we tend to maintain issues under our roof, without giving any thought to the actual roof itself.  This can be an expensive oversight as like with anything in life, your roof needs regular maintenance and can sometimes suffer from unexpected failures and need replacing. The following are indications that your roof may  need some expert attention:

Holes in Roof
​One of the easiest ways to determine if there are holes in your roof is to check your attic during the daytime to see if there is any sunlight coming in through the roof.  Also, any streaks or stains you notice while there could also be the result of a leak. Regularly check the underside of your roof for signs of sagging or moisture, as either of these could indicate that you need some maintenance or potentially a new roof.


​Roof Age
The life expectancy of a roof is on average 20 to 25 years, depending on the material.  Researching when it was installed, if it was reshingled, and what type of materials were used, will give you a good idea of how much time you have left before it needs to be replaced.  Another good indicator if you live in a developed area is if your neighbors are replacing their roofs. This may mean it is time for you to do the same.
Interior
​While walking through the interior of your home pay attention to any stains or wet spots on your ceilings and walls as well as for a moldy or musty odor. All of these could be an indication of a moisture problem. Pay special attention to areas around a chimney, vent, or other openings that extend to the roof and could allow water to come through.
Heavy Storms and Shingles on the ground
​It’s a great idea to check the condition of your shingles periodically, especially after a storm.  Shingles should lie flat against your roof.  If any are missing, curved, or damaged they need to be replaced.  Also ensure your gutters and downspouts are free of shingle granules.  These look like large grains of sand in your gutters and are a strong indicator that your roof needs to be replaced.
Sagging
​If areas of your roof are sagging or show signs of rot you will need to have an assessment to see if the problem is localized. But more often than not this is a sure sign that you are going to need some repairs and start budgeting for a new roof. Also be careful not to tread on those areas if you go up there.
Exterior paint
​Peeling exterior paint can be a sign that your attic is poorly ventilated. This can cause moisture and humidity to build up near the roofline which can cause the paint to swell or peel.  This could also be a sign that your gutter system needs to be repaired or replaced.
Energy Cost
If you notice that your heating or air conditioning costs have gone up, it is probably not a coincidence.
